Bonnie Management Corporation specializes in commercial real estate providing management, asset management, construction, receivership, and leasing services. Through its affiliate, Bonnie Investment Group (BIG), Bonnie Management Corporation is also involved in the acquisition, new development, and redevelopment of commercial real estate. We current manage properties in the Midwest ranging from 5,000 sq. ft. to 340,000 sq. ft. in size.
Bonnie Management adheres to the idea that bigger is not always better. We pride ourselves on managing property as if it is our own and operate under that philosophy. Building upon 43 years of success in managing properties of our own, we have taken that knowledge and experience to manage third-party assets with the same degree of commitment and understanding. Bonnie Management Corporation currently has approximately 2 million square feet of retail space under management. We take a "hands on" approach to management, ensuring maintenance of each property is efficient, timely, and cost effective. Bonnie Management Corporation manages and leases properties. We address tenant inquiries immediately and schedule showings as soon as possible. As property owners ourselves, we understand shopping center ownership and are able to negotiate most effectively on behalf of landlords. Bonnie Management Corpotation understands tenant improvement, tenant credit, and brokerage commission issues. We negotiate the most favorable terms and complete transactions in a timely, professional manner.
In addition to management, Bonnie also offers its third party clients a full range of construction services. Whether soliciting bids to replace a roof, or estimating tenant improvement costs to determine an acceptable rent structure, Bonnie Management Corporation is equipped, through its long-standing relationships with contractors, tradesmen, and architects, to collect and analyze the information needed to make important decisions. Bonnie Management Corporation has also directed the construction of tenant improvements at all of its retail properties, and have partnered with several construction companies.
Bonnie Management Corporation provides asset management services in order to maximize property value. We have a keen awareness of tenant needs and are committed to accommodate relocations, expansions and evolving demands.
Bonnie Management has many relationships with banks. We currently act as a receiver in order to property manage and help lenders with strategies to maximize value and dispose of assets when appropriate.
SDI Realty, Inc., an affiliate of Bonnie Management, holds an Illinois brokerage license and can assist our clients in the disposition of assets.
Bonnie Investment Group was originally formed in order to acquire and develop property for their own account and provide strategic consulting and value recovery services for third-parties.
Bonnie Investment Group has developed a plan for strategic value stabilization and enhancement to navigate today's challenging real estate environment. We use this for assets in our own portfolio as well as in those of third-party owners. With our affiliate, Bonnie Management Corporation, we assume asset management responsibilities for individual assets, portfolios or real estate, loans, joint ventures and other forms of ownership.
Our goal is to construct and coordinate a specific and measurable value recovery plan for properties that are distressed, under-performing and perhaps suffering from mismanagement. We review asses from top to bottom in order to address issues such as:
- Poor occupancy rates
- Below market rental rates
- Insufficient debt-servicing income
- inadequate property management
- Ineffective marketing and tenant mix
- Uncompleted or ill-conceived capital programs
- Inherent property deficiencies including image, location and obsolescence

Bonnie Investment Group utilizes our collective experience as owners, as well as service providers, to evaluate factors such as asset management and leasing plans, location and market, investment structure, physical condition, tenant mix, environmental condition, operating budget, and title, survey, and ownership rights.
Unlike most service provides, Bonnie Investment Group has the flexibility to not only work out, but also acquire, troubled assets. When appropriate, we can act as a takeout entity. Alternatively, Bonnie Investment Group can provide a roadmap to value recovery and optimization for a successful sale to the broader investment market. We are also able to take on a receivership and brokerage role as well.
