About Bonnie Investment Group

Bonnie Investment Group was originally formed in order to acquire and develop property for their own account and provide strategic consulting and value recovery services for third-parties.

Bonnie Investment Group has developed a plan for strategic value stabilization and enhancement to navigate today's challenging real estate environment. We use this for assets in our own portfolio as well as in those of third-party owners. With our affiliate, Bonnie Management Corporation, we assume asset management responsibilities for individual assets, portfolios of real estate, loans, joint ventures and other forms of ownership.

Our goal is to construct and coordinate a specific and measurable value recovery plan for properties that are distressed, under-performing and perhaps suffering from mismanagement. We review assets from top to bottom in order to address issues such as:

  • Poor occupancy rates
  • Below market rental rates
  • Insufficient debt-servicing income
  • Inadequate property management
  • Ineffective marketing and tenant mix
  • Uncompleted or ill-conceived capital programs
  • Inherent property deficiencies including image, location and obsolescence
  • Project completion

Bonnie Investment Group utilizes our collective experience as owners, as well as service providers, to evaluate factors such as an asset's management and leasing plan, location and market, investment structure, physical condition, tenant mix, environmental condition, operating budget, and title, survey and ownership rights.

Unlike most service providers, Bonnie Investment Group has the flexibility to not only work out, but also acquire, troubled assets. When appropriate, we can act as a takeout entity. Alternatively, Bonnie Investment Group can provide a roadmap to value recovery and optimization for a successful sale to the broader investment market. We are also able to take on a receivership and brokerage role as well.

Forum Development Co (FDC), an affiliate of Bonnie Investment Group, has extensive experience in the land development business. FDC has been involved in taking over projects abandoned by other developers. Projects were navigated through the entitlement and zoning processes, repositioned and successfully sold to investors and builders.

Green Building Advisors (GBA), an affiliate of Bonnie Investment Group, can assist property owners in repositioning their properties in today's sensitive environment. GBA has helped property owners seek LEED certification of their property as well as implementing sustainability programs for construction, operations and maintenance. Lower operating costs and increased market presence are immediate results of these efforts in today's competitive marketplace.


Executive Team

David J. Lasky
Principal
As a principal of Bonnie Investment Group, Lasky has been involved in all types of real estate development and acquisition; including shopping centers, residential new construction, condominium conversion, office and industrial buildings. Mr. Lasky also oversees all aspects of the management activities of Bonnie Management Corp. At Granite Realty Partners, Lasky was involved in the acquisition and development of over $200 million worth of retail, industrial and residential office. He is a graduate of the University of Illinois and Chicago-Kent College of Law.

Scott Inbinder
Principal
Inbinder founded Bonnie Investment Group after nine years as a principal of Granite Realty Partners. At Granite Realty Partners, Inbinder was involved in the acquisition and development of over $200 million worth of retail, industrial and residential office. Prior to Granite Realty Partners, Inbinder was very active in multi-family brokerage at Indevco Inc, involved in transactions valued in excess of $100 million. Before Indevco, Inbinder was a VP at Heitman Financial, a national institutional real estate advisory firm. During his ten years at Heitman, he was responsible for acquisitions, dispositions, and financing of institutional quality real estate assets. While there, he completed multi-family, retail, and office transactions in excess of $500 million. Inbinder received a BA from the University of Michigan- Ann Arbor and holds an Illinois brokerage license.

Ron Pollastrini
In addition to his role at Bonnie Investment Group, Pollastrini performs property management, asset management, leasing, construction management, and financial analysis services. Prior to Bonnie Management, he acted as a property manager for Cohen Realty Services providing management for several Chicago area retail shopping centers. Before Cohen, Pollastrini worked as mall manager for JMB/Urban properties at both Orland Square Mall and Oakbrook Center. Pollastrini graduated from the University of Illinois in 1989 with a BS in finance, with highest honors.

Craig Silverman
Craig Silverman assists in leading BIG's Value Recovery Service. Craig has managed the development of over 2-million square feet of Class-A office and residential product throughout the Midwest. Projects have varied in size from 60,000 square feet to more than 800,000 square feet. Over the past twenty years, Craig has been involved in the marketing, planning, design, financing and construction phases of development. In addition, he successfully directed entitlement processes in historically anti-development communities such as Lake Forest and Oak Park, Illinois.

Prior to joining Field Partners as a Principal at its inception, Craig was a Vice-President in the investment group of Rubloff Real Estate (later CBRE), where he focused on investment sales as well as co-directing its Strategic Planning Group. This group was charged with developing and executing strategic plans, including repositioning, for troubled assets of institutional owners. Craig received a Bachelor of Science degree with High Honors from the University of Michigan where he was awarded Phi Beta Kappa membership. He also received a Master of Management degree with High Honors from Northwestern University, Kellogg School of Management. At Kellogg, Craig was initiated in the Beta Gamma Sigma Honor society.

Samuel M. Grill
Sam Grill has been involved in the acquisition, development, construction, and/or management of various types of buildings in the Chicago area since 1989. Projects include condominium conversions, apartment building renovations, commercial and retail building repositioning, entitlement of raw land, and third party general contracting and construction management services. Sam has also developed custom and spec homes in Chicago and the North Shore suburbs as well as subdivisions in the North, Northwest and South suburbs.

Prior to entering the real estate field, Sam was a project manager with Power Contracting & Engineering Corp. and BABCO Construction, Inc. where he was involved in the construction of various hotel, hospital, office and residential projects in Chicago and suburban locations.

Sam attended the School of Architecture at Washington University in St. Louis and graduated in 1986 with degrees in Economics and Art & Architectural History. He is a licensed real estate broker in Illinois, a LEED Accredited Professional and involved with the Home Builders Association of Chicago, USGBC-Chicago and the Urban Land Institute as well as several charitable organizations.
